RED APPLE OF INDUSTRIALISTS

There will be 3 blocks on the 301 thousand square meter construction area. Trios 2013 project will have two blocks for workshops and shops and one for shopping center and towers. The workshop blocks included in the project are jointly constructed by Pulsar and Kurumahmutoğlu construction companies and will be 128 thousand square meters and 97 thousand square meters.

In a period where transformation in real estate is focused on housing, the need for places where industrialists will be able to produce, store and sell more products is on the rise. Taking this need into consideration, Pulsar and Kurumahmutoğlu construction companies are materializing a giant project on an area of 62.500 square meters belonging to Leather Industrialists Cooperative Dersankoop at Istanbul İkitelli Organized Industrial Zone. TRIOS 2023 project which was introduced in April is composed of spaces for factory building, office and shopping center. Sami Bektaş, Chairman of The Board of Directors of Pulsar, told us about the details of the project which is now at excavation stage.

A 350 MILLION LIRA PROJECT
Bektaş, who pointed out that the shopping center and the tower will be built on an area of 76 thousand square meters, continued his statement as follows; "The project has an investment value of TRL 350 million. Factory areas will have a ceiling height of 7 meters. Each square meter of area was planned so as to carry 2 tons of load. There will also be a parking space for trucks. The size of production areas is ranging from 500 to 14.000 square meters. There is no other project where office, factory, business center and hotel are together. Therefore, TRIOS 2023 is a red apple for industrialists. We will lay the foundation of the project in August and deliver the units in Fall 2016".

Promising 100 premium
Sami Bektaş, Chairman of The Board of Directors of Pulsar, who stated that the project 47% of which is owned by the cooperative will provide a 100 per cent gain to its investors, pointed out that TRIOS 2023 project offered for sale in April is preferred by growing companies and said "The demand is from labor intensive companies. Price per square meter was TRL 2.800 during the launch. The price is increasing now. We offer attractive opportunities”.

Chance to pay in installments without delay interest
Bektaş, who said that prices are reasonable considering the location and they are happy with the interest shown by industrialists, continued as follows; "There will be 4% price increase per 10 thousand square meters. So far, we have sold 20 thousand square meters. Industrialist should benefit this opportunity in the best way. In this project, there is 10 per cent discount when buying for cash. There are options ranging from 36 month installment with 20 per cent down payment to 48 month installment with 30-35 per cent down payment and 60 month installment with 50 per cent down payment all without delay interest ".

Shops are being put up for sale
Bektaş, who said that 70 shops will have been sold by the end of the summer, stated that they have received offers for 70% of the entire project so far and the shops will be sold by auction. He said that the estimated price for m2 is TRL 3.000. Bektaş also said; "Ceiling height will be 7 meters on each floor and trucks will have an easy access to Trios 2023. There will be no parking place problem in the project having a high load carrying and electricity capacity ".
